Michael Boulgaris is a household name in real estate, particularly when selling luxury property in Remuera and the Eastern Suburbs. 

Michael is an encyclopedia of knowledge for buyers and homeowners and prides himself on his approachability and jovial sense of humour. He always has a funny story to share, not quite as hair-raising as Agent Annie although he does enjoy the show immensely!

Michael and his partner have 3 dogs which takes up most of their spare time. Holidays are difficult when you love your animals so much. Michael's true passion is equestrian and he plays Polo in the summer and rides with the Pakuranga Hunt in winter. With a passion for property, a hobby singer as a baritone with weekly tuition, a manager, mentor and with his love for animals, it's hard to imagine how Michael finds time to make time for all of his passions and commitments while managing to maintain the level of success his name has become synonymous with.

His office, located in the heart of Remuera Village at 419 Remuera Road represents a truly boutique offering where the staff are always encouraged to ensure exceptional service is delivered to each individual client. Unlike some of the larger organisations, Michael firmly believes that a smaller team is able to deliver the one-on-one service that is most sought after today.

Michael says he's up at 4.30am most mornings, runs to the gym, completes a short work out and runs home. By the evening he is tired but manages to keep an eye on his emails until lights are out. These days, he tries to avoid social gatherings and avoids the so-called A-list wannabe crowd.

He says part of his success is definitely having a hard working support team around him, which helps Michael to maintain a balance in his lifestyle that few in the industry ever manage to achieve. Nonetheless, he still finds himself working 7 days a week if required to do so!

Dear Michael,

Susan's Grandfather constructed the family home and a gardener/housekeepers cottage, on the corner of Ngapipi Road between the first and second wars. Susan's Parents lived there and Susan grew up as a young girl on the property that her parents inherited.

During the 60s her parents sold other property and undertook a purpose designed and quality built apartment block to compliment the original home. Later in the new millennium, the original lower floor entry area was reconstructed to a commercial grade independent premise for Susan who moved her hairdressing salon from Mission Bay to the new salon. The original gardeners cottage was upgraded to that of a separate studio apartment.

The property has survived over sixty years as a family home and later the hub of the family Trust property investment. Many years ago when it was feared the rising socialists would bring in a new inheritance tax, the property was passed into a Trust to protect the families long investment interest and it has served as an investment these past twenty years.

So it was with a very strong sense of family honour, family obligation and three generations of proud ownership, that the family considered the sale of the property and how that matter should be respectfully treated.

The Trustees selected Mr Michael Boulgaris after a serious selection process in which a number of leading and trusted Auckland Agents were invited to submit their proposals. At the time Boulgaris Realty had the smallest office operation and smallest franchise support, but it did present the very best active marketing proposition from the Trust perspective.
The family were somewhat alarmed at the prospect of an Auction of the property which had been so close for three generations. However Mr Boulgaris showed exceptional marketing skills both before the Auction and during the Auction process. His professional approach revealed the true value of the property and an order of return truly representative of the property's potential and well above the level expected by the Trust's beneficiaries, in what had been a most difficult market.

We note that Mr Boulgaris obtained and secured the firm interest of several noted and proven larger private developers as well as international interest, which went a long way to obtaining the full value of the property.

It is fair to say Mr Boulgaris obtained not only a top price at auction, but covered his agency fee without any impact on the expected return to the Trust. This enables a full and fair distribution to the Trust beneficiaries, which was the intent and purpose of the sale.

My wife Susan and I are relieved that the hard work which our grandparents and parents applied to the property over good times and bad, for the sake of the next generation, has been most fully respected, honoured and rewarded and we are appreciative and grateful to Mr Boulgaris in achieving that worthy result for the family.

In order to secure our new property purchase through Boulgaris Realty we had to go cash unconditional on the same day we viewed the property due to a multiple offer situation.

In response to my telling Michael Boulgaris that in marketing our existing home we didn’t want months of open homes, pages of Herald advertising, and endless private viewings. He calmly told us
“I will have multiple offers for you within a week, trust me”.

So trust him we did, I texted him every day “have we sold yet” and on the Thursday Michael brought us an offer that actually blew us away, as he said “I’ve done all the negotiation for you”; ultimately we accepted the offer and sold that evening.

So within a week, yes - multiple offers, and to have sold in 4 days, we still can’t believe it!

All done with consummate professionalism, attention to every detail, and one thing that really struck us- Michael and James both read and understood our house, understood its attributes and the detail of the renovation- without us having to sell it to them. So they were selling our home - not just another piece of real estate for another vendor.
